ALYS BEACH, Fla, August 1, 2025 – Alys Beach, an entity of EBSCO Industries, with its subsidiary, Alys Beach Real Estate, is proud to announce a record sale with the closing of a Gulf-front homesite for $15,500,000, with 43 front feet of Gulf frontage.
As part of Alys Beach's New Urbanist master plan, this property will be developed as a custom home with Gulf frontage, securing a place amongst Alys Beach's incomparable gallery of architectural works of art along with unobstructed views of the Gulf of Mexico.
The new owners will enjoy exclusive, homeowner-only access to the spectacular Gulf-front Beach Club with pools, multi-level bar and restaurant, and lounge positioned for panoramic views of the Gulf of Mexico along with special, owner-exclusive programming such as seasonal spirits and wine pairing dinners, mixers and sports gatherings, complementary or exclusive access to designated events, and early access to ticket sales for the signature events including the highly coveted 30A Wine Festival events. Additionally, as homeowners, they will have access to the town's private amenities including Caliza Pool & Restaurant, ZUMA Wellness Center and Racquets Facility, the Bike Shop and Recreation Services, Beach Food and Beverage Delivery Service, the Experience Concierge team for dedicated logistics and experiences coordination, and the exquisite private beaches. The 20-acre Nature Preserve, pedestrian paths, green spaces and pocket parks, shops and restaurants of Town Center, and shared spaces throughout the town add to the sense of community intentionally reinforced around Alys Beach owners.
Property values continue to escalate as the forces of scarcity and legacy, along with the coveted beauty of the coastline and architecture, converge in Alys Beach. Alys Beach draws nearer to completion while undeveloped coastline within the state of Florida, along the 30A corridor, and particularly with Gulf frontage, increases in scarcity. Alys Beach has very few Gulf-front homesites remaining, which released to market by the developer on a very limited, phased-release basis. Additionally, as Alys Beach is built on legacy, retention is high with the majority of homebuyers using their properties for their own enjoyment, cultivating community for themselves and their families, and creating legacy in ownership for generations to come. A purchase in Alys Beach is much more than a future homesite, it's an investment in architectural design legacy, in stunning and biodiverse natural landscape, in time well spent together.
This homesite sale represents a new record in price-per-Gulf front-foot, demonstrates the value appreciation Alys Beach continues to experience, and serves as a testament to Alys Beach Real Estate's premier expertise in conveying the incredible value of ownership in Alys Beach.

I guess there is no customary use in Alys Beach!

I guess there is no customary use in Alys Beach! If you can reach the beach no one will bother you if you behave - true for most towns and resorts. They have security but also sense enough to not make a big deal about it. Though perhaps it would get some press if beach lovers organized a sit in on Seaside Beach. Watch WCSO show up in riot gear in their urban assault vehicle.

Locked access at these locations make it a bit difficult to go to the beach, don't you think?

Locked access at these locations make it a bit difficult to go to the beach, don't you think?I do wish there were no gated accesses on the beach but they aren't directly related to Customary Use. I think it would be fair for every resort to have at least one open access and free parking.

Worth it

I heard Sydney Sweeney bought it.

15 million for just the land??? Do you think that's worth it?? And then probably another 10 million to build the mansion on it? In the 90s these gulf front lots were being sold for a million. Might be better to go further out to less developed areas. The development will catch up in a decade or two and your property values will soar. Prices on Alys have become astronomical.

A recent thread pointed out a $41 million sale for a home in Paradise By The Sea in Seacrest. And that it might be knocked down. But I think it's on a double lot so makes total sense.

BUT, the rest of Panama City Beach is struggling. The nearest hospital from 30A is what, a 30 minute drive? Paying millions for a lack of amenities. The address of the house that sold for 41 million is 281 PARADISE BY THE SEA BLVD. It is the Georgian-style house right next door to Charlie Hilton's place.

Record-setting mansion in the Florida Panhandle sold for $41M
The stunning home left the market on Monday.

There is tragedy behind the story of that house.I have attached an article about the 41 million house. The original owners bought the land for $300,000 in 1994 and built the house according to South Walton Tax Assessor. The house probably cost about a couple million to build. Look at the MASSIVE profit they made!![]()
