Getting desperate?
I like this part of the ebay listing:
"The high bid does not secure the purchase of the lot."

So why would people bid?

Is this your lot/ad or just one that you found on ebay? It will be interesting to see if this way to sell/buy works or not.
Very professional ad, great pictures, and info (IMO). Great looking lot if you like Cypress Dunes. Auctions are being advertised in the Atlanta paper and they have advertised quick sales in the Destin area. These are not distressed or foreclosure auctions but people that have chosen to use the professional auction method vs the traditional real estate MLS and realtors to sell their lots, condos, and houses. It shows that there are many ways (other than writing the price on the back of a card) to buy/sell in this age of Internet and other means.
Anyone have an opinion (I'm sure someone does) or any data on the results of this professional auction method. Seems to be more adds in the Atlanta Journal and Constitution for this method these days.

Not sure I'd buy from someone with no feedback. I wonder if he accepts Paypal.

got any pics?
How do these Professional Auctions work? I have heard there are 2-5 known buyers before the auction ever takes place?

Hmm? Is it a binding agreement once the auction ends? I would hate to be a participant in the Court Room on this one. Disclaimer or not, it may not matter. Any Real Estate Attorney out there? Comments?

Let me get the info from Sunday's AJC and shoot it to you in a PM. As I say, I'm not for/against these methods but am interested in all ways to buy/sell. Hey back in the day (late 70s and early 80s), alot of people didn't believe in the fax machine, the cell phone, or email/vmail and now look at us.

River<---Not an attorney--->Otter here but if you have an offer and acceptance, isn't that a binding contract??

I think the auctions are great if you want to sell on a specific day. The problem is that the right buyer may not show up on that day. These auction companies do tend to advertise the auction very well, but even though I have wanted to show up for several in this area, I have yet to make it to one.

That is my thought, so there is some confusion regarding the disclaimer, which I posted from the ad. The problem is the details. The winning bidder does not close on the day the auction ends. The winning bidder simply gets to write an offer? Does not make sense to me, but it is an interesting way to get people looking (or laughing) at the property. Bad press is still good press theory?

You are correct. Maybe a good way to advertise. Seen it before with cars and boats on ebay.

I think that both ebay and the professional auctions both have the "out" for the seller that if they do not get their "reserve" or minimum bid on the lot/house/condo then the property is just not sold/closed.
I'm sure the auction company fee is paid eitherway so there is some cost and risk if you go that route if that is true. The auction company has to recoup for advertising and costs associated with "listing" or carrying the property I would think. I am going to check into it just for because I am curious. Anyone out there know more about this or have any experience with this professional auction method?

I have heard the same story.

There are two basic types - "reserve", with minimum purchase price, and "no reserve" (absolute), without minimum purchase price.

I have bid for property on the Courthouse steps, but never at these auctions. Here is the site for Roebuck Auctions, which has an office east of Destin. They are the only company I have seen advertising auctions in this area. I think they also have a regular real estate brokerage in that office, but I am uncertain whether that is to conform to the laws regarding the selling of real estate.

My luck may have been that I didn't win the bid.

Yeah, it show just how desperate these folks are getting to unload their lots and should prompt one to lower their asking price a notch or two next time they make a firm offer (on the back of a business card of course ;-) ).

My husband, believe it or not, bought an awsome work truck on ebay. As far as reserve, yes, if the reserve is not met then they have the right not to sell the product. But once the reserve is met and you are the winning bidder then it becomes a legal binding contract. They ususally have terms and conditons. I see in this ad, you must pay money within 72 hours, which is typical. I believe that in this situation this is being used as a "real estate agent" per say. I would think that this would only be the beginning.

I wonder if the sellers will get a bid anywhere close to the $460K they paid for it in June '05?
I am thinking about throwing in a bid at $11,000. Maybe I will also write that on a business card.

Ebay hint...don't bid until the very last few minutes...you just drive up the price otherwise. With a reserve....let others bid until you find out what the seller will really sell it for. This auction does have a reserve of course. We'll have to watch it and see what happens. BTW, not interested, just curious. I love Ebay. My Dad started selling on Ebay years ago and it became his "retirement business". Now he has a warehouse and a web storefront. www.nauticalseasons.com He likes to keep busy and this works for him.

We bought a car on E-bay- it shipped from Oregon. My brother just did too, also lots of friends. If you are looking for something very particular, it is the way to go.
