Hi -
We are looking to build a home along 30 A. Wondering how the build price per square foot compares from Seaside, Watercolor and Seagrove area? I understand there is a "range" depending on finishes, etc, but does anyone know the range for each community?
Thank you!

Have you had luck finding a builder? If so, what have you found to be the costs per sq ft? We are also looking . Thanks!
On 30a in blue mountain beach we are building homes for 155/ ft not including the lot. That gets you quartz countertops, metal roof, Hardie siding, impact windows, nuema doors ( 5 point locking system) Kdat trim around windows, hardie soffits and faccia, wood floors, white shaker cabinets (maple or oaks), tile showers, craftsman style trim crown modeling , 8 ft doors interior, concrete driveway.

Your probably referring to kdat. That is more expensive that a typical 2x4 as it is kilum dried and usually a better piece of wood with less knots.
Yes materials are more but 5x6 times is a little much. Window requirements is a big one. I believe main phases of watercolor require wood framed windows. You can’t utilize a vinyl. And a lot of the times windows designed in these homes are not your standards window sizes. $/ sq ft is not always the best number to go by. Smaller house will have a higher cost/ ft Typically due to less sq ft to spread avg labor costs over.

Be careful all, Daniel D Ryan may be John Carroll trying to sneak in again after multiple banning from this site.

You can builder for 150/ ft with nice high end finishes. We built 4 houses and are building 4 more all in that range. Standard builder should stay within 5% of material costs to account for surges in prices. Give me a call if you have any question 850-583-4393What is the name of your company?

Josh V - can you contact me? I have some questions!

Be very careful on shopping a builder (or anything for that matter) by price alone.
Check references, talk to suppliers, ask realtors, walk their jobs and view finished products, ect.
After 20+ years of building it always amazes me when projects are awarded based on lowest bid.
Also be careful when entering into a 'cost plus' contract.
Make sure you have real world allowances and that everything is included in the bid.
There are a lot of horror stories out there

Lou,
These are all great suggestions when shopping for a builder. Question: You suggested talking to suppliers. What are some key things to ask/discuss with the builders' suppliers?

Sometimes I suspect it is simply Lou Deman, me, two sincerely curious and interested posters, and the 15 faces of John Carroll on this thread. Hello new guy

Hello,
I am considering a piece of land treetops subdivision on Seacrest beach and the Preserve at Grayton Beach. Looking for insight on quality builders and any info on the subdivision. Is this the best forum for these questions?
Thanks again and Happy Thanksgiving.

I’m looking to build a custom home on property I own in Inlet Beach north of 98, and am currently working with a local architect on plans. House isn’t in a flood zone, lot will need to be partially cleared and is relatively level, 800ish sq ft existing cottage will be a teardown. House will be on a monolithic slab, will be approx 3k sq ft on a single level, metal roof with a simple roofline (no bumpouts etc), L or J shape with screened pool/patio area. I don’t plan to start construction until late next year. Any estimates on what I should expect to pay per sq ft, so I can have my heart attack and recover before building starts?

I do not know if this is the best place to look but it is a good one
Talking to the local suppliers (lumber, windows, cabinets, appliances, ect.) is going to tell you who stays busy and who pays their bills.
Local people in the trade will tell you which way to lean and who to stay away from.
Just ask them who they would use to build their own homes.
Also be careful of builders that are too busy
As far as subdivision info I would ask your realtor. 30-A has a lot of different flavors as you move from one end to the other.
It comes down to where you want to be, you don't want to travel down 30-A too much while your on vacation (unless you like traffic)
If we can help you with anything give us a call at (850) 389-7006
Thanks

This is a very loaded question that builders get all the time
Without knowing levels of finishes I would plug in $225 to $350 per square foot
Thanks

This is a very loaded question that builders get all the timeThanks Lou! I thought building in the mountains of Colorado was pricey (and it was!) but this is a whole nother ballgame. I know the question is impossible to answer completely accurately, but having some idea will help. I honestly thought keeping the home on a single level would help lower that cost but I guess not! Maybe dirt floors and cupboards made of cinder blocks and 2x4s, eh? LOL

one considers potential resale and hence the higher price. I could build a spartan house for $80 a foot perhaps that would be of value to me but a tear down to anyone else down the road. Then I've just wasted the money I spent unless I commit to dying in the house and successfully do so. Like many spots this isn't a budget area nor do many wish it to be.

The location is definitely the key, and we know we’re lucky to be in a position to build here. We don’t want to waste that opportunity on building a cheap home or cutting corners, and we won’t. But there’s definitely some sticker shock involved, even coming from DC and being used to high housing costs.

Inlet beacher- any luck finding a builder?

It’s no wonder you have been banned up and down 30-a.I’ve just been scammed by this “builder”. I’m beyond livid!! He took our money ( double what we were quoted) did not complete the work, what he did do was a completed disaster one after the other. I’ve had four contractors come to look at his mess. They can’t believe he even has a contractors license!! I did not do my due diligence and now I am paying for it dearly!! Beware!!
Common criminal.
Name remains Charles (Chuck) Evans.
What goes around, comes around CROOK.
Can’t build in Rosemary Beach, Alys Beach, Watersound Beach, Origins, Retreat or Watercolor.
Why?
How many people/companies currently suing the CROOK?

Pretty easy to guess who the contractor was, so easy to do due diligence on the guy. He has been banned from every major development in the area and is a well known scam artist.

I don’t want to write too much since I know he reads this forum. Would love to talk to others he has scammed. I know there are many around here. Every time I mention his name now, telling my story, literally everyone tells me what bad news he is! A lawyer actually said he is a “menace” to our area. He is also extremely mentally unstable which has us scared of him, unfortunately.

Same clown that “built” that God awful house on 30a with the laughable faux parachute panel exterior covering the spray on insulation. Guy is a joke, a thief, and mentally unstable doesn’t even begin to describe him.
